Carrington’s The Pav offered with hospitality fitout and evening trading approval
Carrington, NSW, October 2026 – A distinctive two-level commercial property occupied by The Pav has been brought to market for sale or lease through Commercial Collective, combining established hospitality infrastructure with approvals supporting food, drink and creative industry uses.
Located at 150 Young Street, the property comprises a 536sqm* building across two equally sized levels. The ground floor accommodates a fitted hospitality venue, while the first floor provides adaptable office and creative workspace with separate access. Commercial Collective’s Industrial Senior Executive, Ryan Lippiatt, and Commercial Senior Executive, Isaac Reville, are managing the campaign.
Mr Lippiatt said the existing improvements and approvals provided a valuable foundation for an incoming operator. “The work involved in establishing a hospitality premises extends well beyond the fitout. Planning approvals, licensing and the suitability of the building all influence the time and investment required,” Mr Lippiatt said. “At 150 Young Street, several of those elements are already in place, giving prospective occupiers a clearer starting point to assess their concept and establishment costs.”
The property includes an extensive café fitout, licensed outdoor courtyards and a purpose-built coffee blending and packaging area. Separate first-floor access allows the upstairs accommodation to function independently or complement the ground-floor operation. Within its E4 General Industrial zoning, the property holds development approval for Artisanal Food and Drink Industry and Creative Industry uses. An on-premises liquor licence with Primary Service Authorisation and approved trading until 10pm, seven days a week, support scope for an evening offering within the relevant approval conditions.
The offering follows the current operators’ decision to focus on family and other business interests. Speaking recently to HUNTERhunter, co-owner Matt said: “We feel like the time is right for a new custodian of The Pav”. Having opened in February 2025, The Pav will continue trading while a new operator is sought. Carrington combines an established residential community and working port precinct with a hospitality offering spanning neighbourhood cafés, pubs and destination venues such as Earp Distilling Co. This mix provides a setting for operators seeking to attract local residents, nearby workers and visitors from the surrounding inner-city area.
Mr Reville said the opportunity lay in building on that setting with infrastructure and approvals already in place. “For a hospitality operator, the appeal is being able to establish a distinct offering within an existing neighbourhood, with several potential sources of trade,” Mr Reville said. “The café fitout provides a starting point for daytime service, while the licensed courtyards and 10pm trading approval create scope to develop an evening offering. Combined with the production area and separate upstairs workspace, there is flexibility to shape the premises around a considered business model.”
150 Young Street, Carrington is available for sale or lease, with sale Expressions of Interest closing Thursday 29 October 2026 at 4pm.
