Hunter investments achieve more than $7.4 million at Sydney Auction

Hunter Region, NSW, October 2026 - Three Hunter commercial investments have sold for a combined $7,433,000 through campaigns managed by CBRE and Commercial Collective, demonstrating continued buyer activity across retail, childcare and health and wellness assets.

The results were led by the $4,905,000 sale of the Rebel Sport at Unit 4, 25 Mitchell Drive, East Maitland, marking the most substantial investment transaction for the local commercial property market in recent times. The sale demonstrates buyer appetite for a nationally tenanted retail asset within the established Green Hills precinct. The property sold on the auction floor at the Sydney Opera House on Tuesday 27 October, reflecting a yield of 6.5%. A childcare investment at 89 Benjamin Lee Drive, Raymond Terrace sold prior to the auction for $1,600,000, while a health and wellness property at 91 Stockton Street, Nelson Bay sold for $928,000 on the day.

Commercial Associate Director Brad Crouch said the results showed that buyers remained prepared to transact when an investment’s income, lease structure and price supported their objectives.  “Investors are taking a considered approach, but that does not mean they are inactive. They want to understand the tenant, the security of the income and their exposure to future costs before committing,” Mr Crouch said. “These sales represent three different property types and price points. The common factor was an established income stream supported by lease terms that buyers could assess with confidence.”

The Rebel Sport property comprises a modern 1,355sqm large-format retail store opposite major local shopping centre, Stockland Green Hills. It is leased to Rebel Sport Limited, a subsidiary of ASX-listed Super Retail Group, under a renewed five-year agreement to May 2031, with two further five-year options. Generating annual net income of $319,190 plus GST, the property benefits from CPI rental reviews and a lease requiring the tenant to pay the usual property outgoings, including management fees.

Mr Crouch said the combination of tenant covenant and an established retail location underpinned the offering. “The Rebel Sports investment brought together a national retailer, a recently renewed lease and a position within one of the Hunter’s major retail precincts,” he said. “Those attributes gave buyers a clear basis to assess both the current return and the property’s longer-term relevance.”

At Raymond Terrace, the purpose-built, 39-place Lakeside Creative Minds Early Learning and Preschool sold at a yield of approximately 5.25%. The property generates $83,962 per annum plus GST and is secured by a lease to November 2031, with two further five-year options and a triple net structure. The Nelson Bay property, occupied by The Wellness Path, sold at a yield of approximately 5.93 per cent. The 879sqm* holding generates $55,000* net per annum plus GST under a renewed five-year lease to February 2031, with a five-year option and fixed annual increases of three per cent.

Commercial Executive Joe Olsen said the results highlighted the importance of reaching buyers with different investment requirements. “The national exposure we generated for these campaigns brought Hunter assets to a broader audience, while our direct buyer relationships helped connect each opportunity with investors seeking those particular attributes,” Mr Olsen said. “For owners, these results show why an investment needs to be positioned around its particular strengths. A recognised tenant, a triple net lease or a lower purchase price will appeal to different buyer groups. Understanding those priorities is central to identifying the right audience and negotiating a result.”
