Industrial development gathers pace in Black Hill as land supply tightens
Black Hill, NSW, October 2025 – New industrial development is taking shape in the Hunter Region, with The Depot at 5 Peach Road marking one of the first projects to emerge within the Hunter Business Park at Black Hill. The project signifies a shift in the market, as developers respond to limited land availability and rising demand for ownership opportunities in connected, infrastructure-backed locations.
Commercial Collective has been appointed as the selling agent for The Depot, a modern industrial development comprising 26 high-specification units ranging from 135sqm* to 211sqm*. Located adjacent to the established Beresfield Industrial Precinct and directly linked to the $2.1 billion M1 Pacific Motorway extension, the project is well positioned to benefit from continued investment in regional logistics and transport networks.
Benjamin Morello, Senior Executive at Commercial Collective, said the project illustrates how development is now expanding beyond established industrial zones.
“The Depot demonstrates the next stage of growth in the Hunter’s industrial corridor. With most large englobo sites in the region tied to institutional build-to-rent projects, smaller, well-located developments like this are critical in providing access to modern industrial ownership opportunities.”
Land supply across the Hunter Region remains heavily constrained, with much of the zoned industrial land fragmented, infill, or held for long-term rental projects. Against this backdrop, the Hunter Business Park is emerging as a strategic release valve, enabling new development on connected land with direct access to key freight corridors and major urban centres.
Set for completion in 2026, The Depot features clear-span warehouse designs with mezzanine options, secure gated access, and quality finishes suited to a range of trade, logistics, and light industrial uses.
“Black Hill’s growth reflects a broader structural trend,” added Morello. “We’re now seeing developers and investors prioritise accessibility and long-term value over proximity alone. Infrastructure is defining where the next generation of industrial precincts will thrive.”
