Surly’s American Tavern to open first Newcastle venue in East End

Newcastle NSW, May 2026 – Sydney-based hospitality operator Surly’s American Tavern is preparing to open its first venue outside Sydney, securing a long-term lease at 231 Hunter Street in Newcastle’s East End.

Best known for its low-and-slow barbecue, bold American-style tavern atmosphere and loyal following in Surry Hills, Surly’s will bring a new hospitality offering to Hunter Street, with smoked meats, American-inspired drinks, live sport and a format built around group dining, functions and a lively social environment. 

The operator has committed to a 5 x 5 year lease over the heritage-listed venue within the ANZ Bank Chambers building, positioning the asset for long-term activation while adding a different style of food and beverage experience to Newcastle’s East End.

Commercial Collective’s Sarah WillcoxMarcus Roddenby and Isaac Reville negotiated the lease outcome for the 401sqm* two-level hospitality venue, which occupies a prominent corner position on Hunter Street with direct access to the Newcastle Light Rail. The fully fitted premises includes kitchen infrastructure, bar and dining areas, allowing an experienced operator to establish within one of the city’s most active hospitality precincts with a strong foundation already in place. 

Associate Director Sarah Willcox said the deal reflects the growing appeal of Newcastle to established Sydney operators looking for well-positioned venues with character and presence. “Surly’s is the kind of operator people already know and follow, so this is an exciting one for Newcastle,” Ms Willcox said. “They are bringing a venue style that feels distinct from what is already in the market, and this building gives them the scale, exposure and personality to do it properly. It is a strong match between operator and location.

Commercial Executive Marcus Roddenby said the leasing outcome reflects a focus on securing operators that can enhance both the asset and the surrounding precinct. “For a building like this, the objective is not just to lease it, but to secure the right operator who can elevate the venue and contribute to the broader precinct,” Mr Roddenby said. “Surly’s brings a clear concept and an established customer base, which supports both the long-term performance of the asset and the continued activation of Hunter Street.”

The property has formed part of Newcastle’s streetscape since the late 1800s and has continued to evolve alongside changing retail and hospitality trends, accommodating a range of occupiers over time. With its prominent Hunter Street frontage and enduring architectural features, the building has remained an active part of the city’s East End story for more than a century.

Set to open in Q3 of 2026, Surly’s American Tavern is expected to bring a fresh layer of energy to Hunter Street and further strengthen the East End’s growing reputation as a destination for food, drinks and social occasions.
