Thornton industrial holding offered with leaseback and approved expansion

Thornton, NSW, October 2026 – A substantial industrial holding with an optional leaseback and approved development upside has been brought to market through Commercial Collective, offering purchasers scope to increase rental income or establish a larger operating base within Thornton’s industrial precinct. Located at 31 Glenwood Drive, the property combines an established medical distribution facility with approval to more than double its building area, appealing to investors, owner-occupiers and developers seeking to increase accommodation within an established industrial location.

Commercial Collective Partner and Head of Sales and Leasing Byrne Tran said the combination of holding income and approved expansion broadens the property’s appeal. “The optional leaseback provides holding income and the opportunity to structure the acquisition as a GST-free going concern, subject to the relevant requirements being met,” Mr Tran said. “The broader opportunity is to secure a substantial industrial holding near major highway connections, with approval to more than double the building area. Purchasers have flexibility to plan future occupation or assess the delivery and leasing of the additional accommodation.”

The leaseback to medical supplier Medilogic is proposed for 12 months from settlement, with a six-month option, at a rental price of $400,000 net per annum plus GST. Thornton forms part of the Hunter’s established industrial network, accommodating warehousing, manufacturing, distribution and trade businesses. Access to major transport corridors supports its role as an operating base for businesses servicing Newcastle, Maitland and the wider region.

Industrial Executive George Stylianos said the location and expansion capacity were relevant to the property’s future leasing prospects. “For an industrial investor, it is important to consider who the next occupier could be and how well the property can accommodate their requirements,” Mr Stylianos said. “Transport access, building functionality and flexibility all influence that assessment.”

“This holding combines specialised infrastructure in the existing facility with approval for a higher-clearance warehouse, providing scope to address a broader range of occupier requirements over time.”

The 7,900sqm* E3 Productivity Support site accommodates a 2,025sqm* facility with climate-controlled warehousing, 400 AMPS three-phase power, three motorised roller doors and undercover loading. Offices, staff amenities and 22 on-site car spaces complement the warehouse.

Development approval allows an additional 2,112sqm* of warehouse and office accommodation, increasing total building area to 4,137sqm*. The approved Stage 2 configuration includes two warehouse areas, 456sqm* of offices across two levels and warehouse eave heights of 10.5m*. Delivery remains subject to consent conditions and any further approvals required. Mr Tran said the ability to expand within the existing holding added to its appeal, particularly in a market where industrial land is hard to come by.

“An established industrial location is difficult to change once a business has committed to it, so the ability to add capacity at the same address has practical and long-term value,” Mr Tran said. “Here, purchasers can secure the existing facility and an approved expansion in one acquisition, with the optional leaseback providing income while they plan how best to use that capacity.”
