NSW Ambulance secures temporary operational base in Maryville

Maryville NSW, April 2026 – NSW Ambulance has secured a temporary operational base at 40 Portside Crescent, Maryville, committing to an 18-month lease with a 6-month option while refurbishment works are undertaken at its Hamilton depot.

The lease ensures continuity of emergency response services throughout the upgrade period, with the Maryville property to serve as a well-located and highly functional base within close proximity to core service areas. The outcome highlights the importance of adaptable industrial infrastructure in supporting essential frontline services.

Commercial Collective’s Sarah Willcox, Max Dobbyns and Marcus Roddenby negotiated the lease outcome, with the freestanding industrial facility providing a practical interim solution for NSW Ambulance’s operational requirements. The modern 1,100.59sqm* building is positioned on a 1,375sqm* site and is configured across two tenancies, allowing flexibility to utilise part or all of the premises as needed.

Associate Director Sarah Willcox said the requirement was highly considered, with operational functionality and location being critical factors in the selection of the property. “This was not a typical leasing requirement. The focus was on securing a facility that could support an essential service without disruption, with strong connectivity to surrounding areas and the ability to accommodate both administrative and operational functions,” Ms Willcox said. “The property’s layout and flexibility allowed NSW Ambulance to implement an efficient interim solution while works are undertaken at their primary depot.”

Executive Max Dobbyns said the outcome highlights the continued demand for well-located and adaptable industrial assets across Newcastle’s city fringe. “Properties that can support real operational requirements, particularly for large organisations or government services, are becoming increasingly sought after,” Mr Dobbyns said. “In this case, the combination of high-clearance warehousing, quality office accommodation and multiple access points made the facility well suited to a high-performing operational team.”
