The past quarter has reinforced how quickly market conditions can shift, and why commercial property continues to stand apart as a resilient investment class. Interest rate pressure, fuel supply challenges and the Federal Government’s proposed changes to CGT and negative gearing have all created uncertainty, but they have also sharpened the focus on assets with strong fundamentals. For commercial and industrial property, the impact is more nuanced. Rising fuel costs have placed pressure on logistics and supply chains, while proposed tax changes may redirect more investor attention into commercial assets that remain outside the scope of the residential-focused reforms.

For buyers, this could mean greater competition for quality commercial and industrial opportunities, particularly as investors look for more stable long-term pathways. For owners, it may translate into stronger enquiry and improved pricing outcomes, provided assets are positioned correctly. Developers are also likely to remain confident, with new projects retaining their tax advantages and demand expected to continue across key markets. While much of this remains subject to legislation, one thing is clear: commercial property remains a critical and reliable part of the investment landscape, and our expansion into Port Macquarie and the Mid North Coast reflects our confidence in regional markets with long-term growth potential.
